Mixed-use Development near Summerlin, NV

Situation: For a 25-acre development adjacent to the Summerlin, NV area, a developer needed pinpointed insight into the success of either built-to-rent single family homes, townhomes, multifamily apartments, retail and restaurants.

What We Did: We conducted a detailed highest and best use analysis that examined the feasibility of a mixed use development. The specific uses were determined by reviewing the economic and demographic characteristics of Nevada, Las Vegas and Summerlin, as well as the sub-market around the property zip codes.

Outcome: The size of the development and the prevalent zoning requirements were then used to lay out the footprint of the entire plot of land, including specifying the number of homes or apartments that could be built on the property.
